If you’re considering selling your home sometime next year, here’s one piece of advice I consistently give my clients:
Don’t wait until spring to start preparing.
While most homeowners think about selling when flowers begin blooming and “For Sale” signs start popping up around the neighborhood, the most successful sellers actually begin planning months in advance.
Looking ahead to Spring 2027, I believe Marin County could be positioned for one of its strongest spring markets in recent years. A combination of tight housing inventory, renewed economic optimism, and increasing buyer demand from San Francisco could create exceptional opportunities for homeowners—especially in Southern Marin.
San Francisco Is Gaining Momentum Again
After several years of uncertainty, San Francisco’s economy is showing renewed strength.
Artificial intelligence, cybersecurity, biotechnology, and software companies continue to hire aggressively, creating thousands of high-paying jobs across the Bay Area. Many employees are receiving substantial compensation packages that include stock options, restricted stock units (RSUs), bonuses, and equity awards.
As confidence returns to the city’s business community, we’re also seeing renewed activity from venture capital firms and startup funding. While no one can predict exactly when future IPOs will occur, continued investment and liquidity events have the potential to create even more well-qualified homebuyers in the coming year.
Historically, periods of economic expansion in San Francisco have translated into increased housing demand throughout Marin County.

One trend I’ve been watching closely is the growing competition for homes within San Francisco.
Inventory remains constrained in many of the city’s most desirable neighborhoods, and well-priced homes continue to attract multiple offers. As buyers lose out repeatedly, many begin expanding their search beyond the city limits.
For many of those buyers, Southern Marin becomes the natural next step.
Communities such as:
- Tiburon
- Mill Valley
- Sausalito
- Corte Madera
- Larkspur
- Greenbrae
- Kentfield
- Ross
offer something increasingly difficult to find in San Francisco:
- Larger homes
- Outstanding public schools
- More outdoor space
- Short ferry or freeway commutes
- Exceptional quality of life
- Easy access to hiking, biking, beaches, and open space
For buyers who work in San Francisco but want more room to live, Marin continues to be one of the most attractive destinations in Northern California.
Inventory Remains Exceptionally Low
One of the biggest reasons I’m optimistic about Spring 2027 is simple:
There still aren’t enough homes for sale.
Marin County continues to operate with historically low inventory levels. Even as new listings come onto the market each spring, buyer demand has consistently absorbed available inventory quickly. Your July 2026 market snapshot shows just 1.46 months of inventory and homes selling, on average, for 102.4% of their list price, both signs of a market that continues to favor sellers.
Unless inventory rises significantly over the coming months, well-prepared homes entering the market next spring could benefit from limited competition and motivated buyers.
Spring Is Still the Most Active Selling Season
Every year, Marin County follows a familiar seasonal rhythm.
Buyer activity begins increasing shortly after the holidays.
By February, serious buyers are already touring homes and working with lenders.
March and April often bring the highest number of active buyers, while many families hope to purchase before summer vacation or the start of the next school year.
The sellers who achieve the best results are often the ones whose homes are ready the moment demand begins to surge.
Why Preparation Starts Months Before Listing
Preparing a home properly isn’t something that happens over a weekend.
The highest-performing listings typically involve months of planning.
That preparation may include:

Neighborhoods with convenient ferry access, shorter commutes, and top-rated schools tend to benefit when city buyers begin expanding their search.
Communities including Tiburon, Mill Valley, Corte Madera, Larkspur, Greenbrae, Kentfield, Ross, and Sausalito offer an ideal combination of lifestyle, convenience, and long-term value.
As more buyers look beyond San Francisco’s competitive housing market, these communities are well positioned to benefit.
My Prediction for Spring 2027
No one can predict the future with certainty, and real estate markets are influenced by many factors, including interest rates, inventory levels, and broader economic conditions.
That said, several current trends point toward continued strength in Marin County:
- Bay Area hiring remains robust in technology and AI.
- Inventory is still well below balanced-market levels.
- Many San Francisco buyers continue expanding their search into Marin.
- Lifestyle demand for Marin County remains exceptionally strong.
- Well-prepared homes continue to command premium prices.
If these trends continue, Spring 2027 has the potential to be a very active market for sellers.
