Despite higher mortgage rates than we experienced a few years ago, buyer demand remains remarkably resilient. A combination of limited inventory, strong local employment, and continued wealth creation from the Bay Area's technology sector has kept Marin County one of Northern California's most competitive real estate markets.

As a Marin County Realtor®, one of the questions I hear most often is:

"Is now a good time to sell?"

Based on what I'm seeing in today's market, the answer is often yes—especially for homeowners with updated, well-maintained properties.

According to the July 2026 Marin County Market Snapshot:

  • Average Sales Price: $2.41 million
  • Median List Price: $1.80 million
  • Average Sale-to-List Price Ratio: 102.4%

The most telling statistic is the 102.4% sale-to-list price ratio.

This means that, on average, homes are still selling above their asking price, demonstrating that motivated buyers are willing to compete for desirable properties.

A balanced housing market typically has four to six months of inventory.

Marin County currently has just 1.46 months of supply, well below what economists consider a balanced market.
